Choose the Right Home Inspector

Buying a home is most likely going to be the most expensive purchase you will ever make. The price of a Residential Home Inspection is small compared to the value of the home being inspected. This is not where you want to shop for the lowest price. Getting a good inspection report can save you thousands down the road.

You have been through a lot so far to get to this point, looking for the best mortgage, negotiating the offer, figuring out the closing cost and just trying to get the best deal possible. Don’t stop yet, find the best Home Inspector not just based on price but by the value they can offer. Below is a check list to help you make that decision.

  1. Are they licensed with the State of North Carolina? All Home Inspectors in the State of North Carolina should be licensed by the State but you should still ask. It is not unheard of for someone to pretend to be a professional to make a buck.
  2. Are they certified with any other Home Inspection organizations? Even if they are licensed though North Carolina it is still good to see they are certified with another association. A lot National Associations have higher standards than what is normally recommended.
  3. Are they Bonded and Insured? This is really important, to practice has a licensed Home Inspector in North Carolina the inspector has to be insured. It is always good to still ask.
  4. Do they have a sample report? Most good inspectors should have a sample report to give you. This can give you a good idea on how thorough the Home Inspector is and also show if the comments in the report are well written.
  5. Do they have a back ground in construction or related field? Although there are some good Home Inspectors out there that do not have a background in construction, for a new Home Inspector not having prior experience in construction can be issue and lead to a poor inspection report.
